These terms apply when you use MUTSI Property Technology, run by "Mutsi Property Technology" (registration number "Not registered"). By creating an account you agree to them and to our Privacy Policy.

1. What MUTSI is

MUTSI is an advertising platform. Owners, landlords and agents advertise properties, and people looking for a home contact them. We are not an estate agency. We do not negotiate, hold deposits, or take part in any lease or sale. Any agreement is between you and the other person.

2. Who may use it

You must be 18 or older. You must give true details when you create an account. Keep your sign-in access to yourself and tell us if you think someone else is using your account.

3. Posting a listing

• You may only list a property you own, or that the owner has authorised you to advertise.
• Everything in a listing must be true and current: price, location, photos, and availability. Mark a property as let or sold as soon as it is.
• You must have the right to use every photo you upload. Photos must show the property being advertised.
• Agents and agencies must hold any registration the law requires, such as with the Property Practitioners Regulatory Authority, and show it when asked.
• You must not discriminate unfairly in a listing, for example on race, gender, religion or origin.

4. What is not allowed

• Fake or misleading listings, or asking anyone for a deposit or fee for a property they have not viewed.
• Listing the same property more than once, or using another person’s photos or details.
• Harassing other users, or using the platform to send spam or collect personal information.
• Anything illegal, and anything that damages or interferes with the service.

5. Staying safe

View a property in person and meet the owner or agent before you pay anything. Be cautious of prices that look too good, and of anyone who refuses to meet. You can report a listing that looks wrong, and we may remove it.

6. Your content

You keep ownership of what you post. You give us permission to display it on MUTSI and to store and copy it as needed to run the service, for as long as your listing is live. When you delete a listing or your account, we stop displaying it.

7. Removing listings and accounts

We may remove a listing or suspend an account that breaks these terms or that we reasonably believe is a scam. We will tell you why where we can. You can delete your own account at any time under My listings.

8. Our responsibility

We work to keep MUTSI running and accurate, but we do not check every listing and cannot promise that a listing is genuine, available, or as described. To the extent the law allows, we are not responsible for what users post, for agreements between users, or for losses from relying on a listing. Nothing here limits rights you have under the Consumer Protection Act or other law that cannot be limited.

9. Changes

We may update these terms. The version date is at the top. If a change matters, we will ask you to accept the new version the next time you use your account.
