Privacy Policy
Version 2026-10-11. Read the Terms of Use
This policy explains what personal information MUTSI Property Technology collects, why, who sees it, and what you can do about it. It is written to meet the Protection of Personal Information Act, 2013 (POPIA).
1. Who is responsible
The responsible party is "Mutsi Property Technology" (registration number "Not registered"), trading as MUTSI Property Technology, of "South Africa".
Our Information Officer is "Mutsi Privacy Contact". Contact: "privacy@mutsi.co.za".
2. What we collect and why
| Information | Why we need it | Who can see it |
|---|---|---|
| Email address, or mobile number if you sign in by phone | To create your account and sign you in with a one-time code | Only us. Your email is never shown on a listing. |
| Your name, account type (personal or business) and business name | To identify you as the seller | Everyone who views your live listings (name or business name) |
| Your WhatsApp number | So buyers and tenants can contact you about a listing | Everyone who views your live listings |
| Listing details: photos, price, description, suburb, town, property features | To advertise the property | Everyone, while the listing is live. Drafts are visible only to you. |
| Enquiries: the sender’s name, mobile number and message | To pass the enquiry to the listing owner | The listing owner and us |
| Saved listings and saved searches | To give you your shortlist and alerts | Only you |
| Reports about a listing | To investigate scams and keep the site safe. We also keep a short record of the reported listing: its title, area, price and the seller’s WhatsApp number. | Only us |
| Technical data: sign-in session cookies, and the usual web server records such as IP address and browser type | To keep you signed in, secure the service and fix faults | Only us and our service providers |
Giving us the information above is required to use the service. Without an email address or number we cannot sign you in, and without a name and WhatsApp number we cannot publish a listing for you. You can browse and search without giving us anything.
When you upload a photo, we re-save it in your browser before it is uploaded. This removes hidden data such as the location where the photo was taken. Please do not include people’s faces, number plates or documents in listing photos.
3. The lawful basis for using it
We use your information to provide the service you asked for, to protect people from fraud and abuse, and to meet our legal duties. Where we rely on your agreement, such as showing your name and WhatsApp number publicly on your listings, you give it when you accept this policy during account setup. You may withdraw it by deleting your listings or your account.
We do not sell personal information. We do not send marketing messages. If that changes, we will ask for your permission first.
4. Who we share it with
- Other users: what the table above says is public, and enquiries go to the listing owner.
- Service providers (operators) that process information for us under agreements that require them to protect it: Supabase (our database, sign-in and photo storage), our website hosting provider, and our email delivery provider.
- Maps: the map and place search use OpenStreetMap. When a map or the place search is used, your browser contacts OpenStreetMap servers, which can see your IP address. Text you type into the place search is sent to them.
- Fonts: our pages load fonts from Google Fonts, so your browser contacts Google when a page opens.
- Authorities, where the law requires it or to deal with fraud.
5. Where it is stored
Our database and photos are hosted by Supabase in "Singapore". If that is outside South Africa, we only send personal information there because the provider is bound by law or by a binding agreement to protect it to a standard similar to POPIA.
6. How long we keep it
We keep your account, listings and photos until you delete them or your account. Enquiries stay until the listing owner’s account or the listing is deleted, or until the sender asks us to remove them. When you delete your account, your profile, listings, photos, saved items and the enquiries you sent are deleted. Reports you filed are kept without your details for safety. If a listing of yours was reported, we keep the short record of it (title, area, price and your WhatsApp number) after you delete it, so that repeat fraud can be spotted. Copies in backups are overwritten in the normal backup cycle. We may keep limited records where the law requires.
7. How we protect it
Connections are encrypted. Each person can only read and change their own private data, and this is enforced by the database itself. No system is perfectly secure. If someone gets your information without permission, we will tell the Information Regulator and you as soon as reasonably possible.
8. Your rights
You can ask us to:
- show you what we hold about you. Signed-in users can download it from My listings.
- correct it. You can edit your details yourself under My listings.
- delete it. You can delete your account and all of its data yourself under My listings.
- stop using it for a purpose you did not agree to, or tell us you object to how we use it.
Someone who sent an enquiry without an account can email our Information Officer to see or remove it. We will answer within a reasonable time.
If you think we have mishandled your information, please talk to us first. You can also complain to the Information Regulator of South Africa at inforegulator.org.za.
9. Cookies
We use only the cookies that keep you signed in. We do not use advertising or tracking cookies.
10. Children
MUTSI is for people aged 18 and over. We do not knowingly collect information about children.
11. Changes
We may update this policy. The version date is at the top. If a change matters, we will ask you to accept the new version the next time you use your account.
